Signs your balcony is failing

Balconies fail slowly. The coating cracks first, water gets behind it, the plywood underneath rots, and by the time it shows up on the ceiling below — the repair is now five times bigger.

Symptom 1

Stains or water marks on the ceiling below

The single clearest sign. Water has been getting through the balcony surface for months, soaked the substrate, and is now reaching the ceiling underneath. Fix the balcony, not the ceiling.

Symptom 2

Black sludge or dark drips at the balcony edge

Trapped water mixing with rotting plywood and debris. By the time sludge appears, the structural substrate is compromised — needs full replacement of the surface, not another coat of paint.

Symptom 3

Cracks, blisters, or peeling in the coating

Every crack is now an entry point. Liquid coatings and elastomeric paints fail at thermal cycling within 3-7 years. Once they crack, no amount of re-coating restores the seal.

Soft spots when you walk across the deck

Substrate rot. The plywood underneath has lost integrity. Replacing the surface is now also a structural repair — sooner is much cheaper than later.

Paint chipping on the wall above the deck

Water is wicking up the wall behind the failed surface. The flashing detail at the wall transition has lifted. Caulk and tape repairs won't hold long-term.

Musty smell or visible mold in the unit below

Late stage. Water has been there long enough to grow mold. Address the balcony immediately before drywall, framing, and air quality get worse.

Will Valordek work on your balcony?

Almost every balcony can be Valordek-ready with the right prep. Here's how Fuzzy-Back vinyl handles the four most common balcony substrates we see in the field.

Most common

Concrete balcony

Whether cantilevered off a multi-storey building or supported on posts, concrete is the most common balcony substrate. Once it's cleaned, patched at any spalling, and primed, Fuzzy-Back's contact adhesive bonds directly to the surface. No demolition needed if the concrete is structurally sound.

Look for: cracks, spalling, exposed rebar, water staining underneath. Repair before membrane goes down.

Wood-frame residential

Plywood deck

Common on residential balconies built on wood framing. Plywood works as a Valordek substrate if it's dry, structurally sound, and sloped at least 1/4″ per foot toward the drip edge. Any rotted or delaminated sections need to be replaced before the Fuzzy-Back goes down.

Look for: soft spots, water staining on the underside, lifted seams. Replace bad panels, don't just paint over.

Existing surface

Intact waterproof coating

If you've already got a liquid coating or elastomeric paint and it's still well-bonded and the substrate beneath is dry, Fuzzy-Back can often go directly over it after a proper prep and prime. Saves removing the old coating. A Valordek dealer should assess before quoting either way.

Look for: peeling, blistering, cracking. If any of those are present, treat as a failed coating.

Repair scope

Failed coating or rotted substrate

The most common reason balconies need replacement. Strip the failed coating, repair or replace damaged plywood or concrete, dry everything out, then Fuzzy-Back goes down as the new continuous waterproof layer. Adds prep work, but the only path to a long-term seal.

Look for: stains on the room below, soft underfoot, black sludge at the edge, musty smell. Address the source, not the symptom.

How do I fix a balcony leaking into the room below?

Don't repair the ceiling — repair the balcony. By the time water reaches the room below, the balcony's waterproof layer has failed and the substrate is likely soaked. Stop the source: remove the failed coating, dry and repair the substrate, then install a continuous waterproof surface like Valordek vinyl. A liquid recoat won't hold. Find a Valordek dealer to assess your balcony.

What causes a balcony to leak?

Three failure modes account for almost every balcony leak: (1) cracks in the existing coating from thermal cycling, (2) failed flashing at the wall transition where caulk has lifted, and (3) failed flashing at the perimeter drip edge. All three are repairs that liquid coatings can't make permanently — they require a continuous membrane system.

How much does balcony waterproofing cost?

Can I install vinyl decking over an existing balcony coating?

Sometimes — depends on the existing coating's condition. If the coating is intact, well-bonded, and the substrate beneath is dry and solid, Valordek can be installed over it. If the coating is failing, cracked, or there's substrate rot, those areas need to be repaired or removed before the membrane goes down.
